Position Summary
Oversee and coordinate maintenance, construction, renovation and property management operations and activities for assigned City and/or County facilities; establish schedules and methods for providing facility operation services; implement program goals and objectives and perform a variety of administrative, professional and technical tasks in support of assigned area of responsibility.

Essential and Supplemental Functions
ESSENTIAL FUNCTIONS: (Essential functions may include, but are not limited to the functions listed below)
Plan, prioritize, assign, supervise, review and participate in the work of staff responsible for City and County facilities maintenance and property management activities.
Establish schedules and methods for providing facility operation services; identify resource needs; review needs with appropriate vendors, contractors and/or management staff; allocate resources accordingly.
Monitor program performance; recommend and implement modifications to systems and procedures.
Organize, schedule and implement maintenance operations activities and other related programs.
Review and approve all alterations to the electrical, mechanical and structural components and other related facilities; develop and maintain safety measures and emergency evacuation procedures.
Conduct inspections of the interior and exterior of facilities; ensure facilities comply with all Federal, State and local laws, codes and regulations.
Respond to public inquiries in a courteous manner; provide information within the area of assignment; resolve complaints in an efficient and timely manner.
Participate in the selection of facilities operations staff; provide or coordinate staff training; work with employees to correct deficiencies; implement discipline procedures.
Maintain records and develop reports concerning new or ongoing programs and program effectiveness; maintain records for maintenance operations; maintain and file management and insurance reports; prepare statistical reports as required.
Participate in the preparation and administration of assigned budget; submit budget recommendations; monitor expenditures.
SUPPLEMENTAL FUNCTIONS:Monitor program compliance with laws, rules and regulations related to provision of maintenance operations and related services.
Maintain awareness of new developments in the field of facility maintenance operations; incorporate new developments as appropriate into programs.
Perform related duties and responsibilities as required.
Minimum Education and Experience Requirements
Education and experience directly related to the minimum requirements below may be interchangeable on a year for year basis.
Bachelor’s degree from an accredited college or university in construction management, civil engineering, or business administration; and
Five (5) years of facilities management or construction management experience; and
To include two (2) years of supervisory experience
ADDITIONAL REQUIREMENTS:
Dependent on position may require a valid New Mexico Driver’s license and a City Operator’s Permit (COP).
Possession of any of the following State of New Mexico issued qualifying licenses preferred: General Building (GB-98), Master Mechanical (MM-98), Electrical Engineering (EE-98).
When assigned to Aviation: Must be able to successfully qualify for and maintain a Sunport Access Control Card as determined by the criteria set forth by the policies and guidelines of the Aviation Department and the Transportation Security Administration (TSA). Successful completion of a security background check conducted by U.S. Customs & Border Protections, if applicable.

Recent developments, current literature and information related to maintenance operations

Working Conditions
Environmental:
Office and field environment; exposure to heat, cold, noise; work may be performed on slippery or uneven surfaces; exposure to computer screens. Dependent on position may be exposed to a variety of zoo animal species.
Physical:
Essential and supplemental functions may require maintaining physical condition necessary for walking, standing or sitting for prolonged periods of time; light and/or moderate lifting; operate motorized equipment.
