Position Summary
Oversee, plan and coordinate all custodial maintenance services, activities and operations for all airport facilities within the Custodial Maintenance Division of the Aviation Department; coordinate the organization, staffing and operational activities; coordinate assigned activities with other divisions, outside agencies and general public; perform a variety of administrative, professional and technical tasks relative to assigned area of responsibility.

Supervision Received and Exercised
Receive general direction from higher level supervisory or management staff.
Exercise direct supervision over lower level staff.
Essential and Supplemental Functions
ESSENTIAL FUNCTIONS: (Essential functions may include, but are not limited to the functions listed below)
Coordinate the organization, staffing and operational activities for the Custodial Maintenance Division; coordinate custodial services including inspecting the airport terminal and recommending changes for maintaining a clean and sanitized facility.
Plan, coordinate and implement activities and services for assigned custodial staff; coordinate and review the work plan; assign work activities, projects and programs.
Establish schedules and methods for providing custodial services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly.
Participate in the development of policies and procedures; monitor work activities to ensure compliance with established policies and procedures; make recommendations for changes and improvements to existing standards and procedures.
Initiate purchase orders for custodial equipment and supplies; determine appropriate inventory levels of products and custodial supplies.
Review and track all work orders initiated by the custodial maintenance staff; ensure work orders are completed in a timely manner.
Recommend and assist in the implementation of goals and objectives; implement approved policies and procedures; ensure compliance with OSHA and regular safety standards.
Maintain Material Safety Data Sheets (MSDS) and procedures related to the proper use of products and materials used in the provision of custodial maintenance services.
Assist in the investigation of job related accidents; prepare and review injury reports prior to submission.
May inspect work in progress or completed work to assure that cleanliness, special projects and activities are in accordance with custodial requirements and divisional objectives.
May review and analyze vendor contracts for custodial supplies and equipment; ensure compliance with contract specifications.
Participate in the selection and training of custodial maintenance personnel; provide or coordinate staff training.
Participate in the development and administration of assigned budget; forecast funds needed for staffing, equipment, materials and supplies; monitor and approve expenditures; recommend adjustments as necessary.
Maintain records and develop reports concerning new or ongoing programs and program effectiveness.
May serve as safety coordinator; maintain records for safety coordination; maintain and file injury, accident and property reports.
SUPPLEMENTAL FUNCTIONS:
Maintain awareness of new developments in the field of custodial procedures; incorporate new developments as appropriate into programs and services.
Perform related duties and responsibilities as required.
Attend and participate in professional group meetings and trainings; stay abreast of new trends and innovations in the field of custodial maintenance to include recycling program and the green building initiative.
May act as security escort for various vendors throughout the airport facility.
Ensure adherence to safe work practices and procedures.
Minimum Education and Experience Requirements
Related education and experience may be interchangeable on a year for year basis.
Associate’s degree from an accredited college or university with major course work in facilities management; and
Six (6) years of custodial management experience in an airport or large, modern, complex facility; and
To include two (2) years supervisory experience in a management or administrative capacity.
ADDITIONAL REQUIREMENTS:
Possession of a valid New Mexico Driver’s License, or the ability to obtain by date of hire.
Possession of a City Operator’s Permit (COP) within six (6) months from date of hire.
Possession of a Green Clean Institute Certification within one (1) year from date of hire.
Completion of FBI criminal history background check including fingerprints.
Must be able to successfully qualify for and maintain a Sunport Access Control Card as determined by the criteria set forth by the policies and guidelines of the Aviation Department and the Transportation Security Administration (TSA)

Coordinate training programs applicable to assigned area
Coordinate custodial maintenance programs and services including the oversight of purchasing, safety and related systems for buildings and facilities

Research and analyze data and prepare detailed reports
Prepare and administer Aviation custodial program budgets
Communicate clearly and concisely

Working Conditions
Environmental:
Office and airport environment; exposure to noise, dust and grease; may work around construction and maintenance equipment.
Physical:
Essential and supplemental functions may require maintaining physical condition necessary for walking or standing for prolonged periods of time; moderate or light lifting and carrying.
