Position Summary
Maintain and monitor physical plant and equipment at an assigned City location; perform preventive maintenance on assigned equipment and perform a variety of technical tasks relative to assigned area of responsibility.

Supervision Received and Exercised
Receive general supervision from assigned supervisory or management staff.
Essential and Supplemental Functions
ESSENTIAL FUNCTIONS: (Essential functions may include, but are not limited to the functions listed below)
Operate, maintain, repair and monitor all equipment at an assigned City location including fire alarm interfaces, water softeners, high and low pressure boilers, cooling towers, air compressors, pumps and valves, incinerators, refrigeration units, and heating and air conditioning systems.
Create and update accurate and current records of operational status during assigned shift.
Maintain scheduled lubrication of bearings, pumps, cooling towers, fans and motors; check and replace packing, bearings, shafts and steam coils as necessary; clean filters and replace in accordance with manufactures specifications.
Perform preventive maintenance on boilers; check for proper operation of safety devices; perform pH tests on water in boilers using standardized procedures.
Report and handle operating plant facility emergencies in accordance with established procedures.
Maintain, diagnose and repair building automation systems, thermostats and air handling boxes; make necessary adjustments to the system as needed.
SUPPLEMENTAL FUNCTIONS: Perform general maintenance on equipment rooms; maintain and paint equipment as necessary.
Perform related duties and responsibilities as required.
Minimum Education and Experience Requirements
Education and experience directly related to the minimum requirements below may be interchangeable on a year for year basis.
High school diploma or GED supplemented by thirty (30) credit hours vocational training in equipment operation and maintenance; and
Two (2) years of experience operating and maintaining industrial equipment in a large, modern, complex facility.
ADDITIONAL REQUIREMENTS:
Possession of a valid New Mexico Driver’s License, or the ability to obtain by date of hire.
Possession of a City Operator’s Permit (COP) within six (6) months from date of hire.
Possession of a valid New Mexico Journey level BO1 Boilers License for Low Pressure within one (1) year from date of hire.

Environmental:
Plant environment; exposure to noise, dust, grease, smoke, fumes, gases.
Physical:
Essential and supplemental functions may require maintaining physical condition necessary for heavy, moderate or light lifting; walking, standing or sitting for prolonged periods.
