Position Summary
Lead, oversee and participate in the more complex and difficult work of staff responsible for cleaning and maintaining City buildings; order and receive janitorial supplies and equipment and perform a variety of technical tasks relative to assigned areas of responsibility.

Receive direction from higher level supervisory or management staff.
Exercise functional and technical supervision over lower level custodial staff.
Essential and Supplemental Functions
ESSENTIAL FUNCTIONS: (Essential functions may include, but are not limited to the functions listed below)
Lead, plan, train and review the work of staff responsible for cleaning and maintaining City buildings.
Plan, direct, and participate in all custodial activities; strip, re-finish, wash, wet and dry mop and sweep floors; wash windows, walls, ash cans and doors; arrange furniture; replace burned out light bulbs.
Clean restrooms; scour and clean all porcelain fixtures with cleaning powder and disinfectant; check and replenish tissue, towels and soap.
Assist with set up and break down of various rooms, sites and special events.
Train assigned employees in their areas of work including the use of buffers, scrubbers, hand tools and chemical cleaning agents.
Collect and empty ash trays, ash cans, trash cans and waste baskets; remove all trash from offices and public areas.
Estimate time, materials and equipment required for jobs assigned; requisition materials as required; solicit bids for custodial equipment and replacement fixtures as required.
Verify the work of assigned employees for accuracy, proper work methods, techniques, and compliance with applicable standards and specifications.
Provide technical assistance and on-the-job instruction to assigned staff to ensure compliance with accepted custodial standards.
Identify and report building problems to higher level supervisory or management staff so corrective actions can be taken.
During inclement weather, remove snow as assigned from walkways, entrance areas; spread ice melting compounds as necessary.
Ensure adherence to safe work practices and procedures.
SUPPLEMENTAL FUNCTIONS:Respond to public inquiries in a courteous manner; provide information within the area of assignment; resolve complaints in an efficient and timely manner.
May perform exterior cleaning around City building or facility grounds such as emptying trash receptacles, using a leaf blower, using a power washer, removing weeds and/or other debris.
Perform related duties and responsibilities as required.
Minimum Education and Experience Requirements
High school diploma or GED; or
One (1) year custodial experience.
ADDITIONAL REQUIREMENTS: Dependent on position may require a valid New Mexico Driver’s license and a City Operator’s Permit (COP).
When assigned to Aviation:
Dependent on position may require a valid New Mexico driver’s license and a City Operator’s Permit (COP).
Must be able to successfully qualify for and maintain a Sunport Access Control Card as determined by the criteria set forth by the policies and guidelines of the Aviation Department and the Transportation Security Administration (TSA).
Successful completion of a security background check conducted by U.S. Customs & Border Protection, if applicable.

Working Conditions
Environmental:
Indoor and/or outdoor environment; work at heights; exposure to cleaning chemicals, solvents, lubricants, noise, dust and toxic fumes.
Physical:
Essential and supplemental functions may require maintaining physical condition necessary for standing and walking for prolonged periods of time; medium to heavy lifting; operating motorized equipment and vehicles.
