Position Summary 

Supervise, assign, review and participate in the work of staff responsible for custodial maintenance of City facilities on an assigned shift; ensure work quality and adherence to established policies and procedures and perform the more technical and complex tasks relative to assigned area of responsibility.

Essential and Supplemental Functions 

ESSENTIAL FUNCTIONS:  (Essential functions may include, but are not limited to the functions listed below)

Plan, prioritize, assign, supervise, review and participate in the work of staff responsible for custodial maintenance of City facilities on an assigned shift; ensure work orders are completed and documented.
Establish schedules and methods for providing custodial maintenance services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly.
Participate in the development of policies and procedures; monitor work activities to ensure compliance with established policies and procedures; make recommendations for changes and improvements to existing standards and procedures.
Recommend and assist in the implementation of goals and objectives; implement approved policies and procedures; ensure compliance with OSHA and regular safety standards.
Perform the more technical and complex tasks of the work unit including the monitoring and inspection of City facilities to assess the quality of maintenance work being performed; note deficiencies and take proper action.
Ensure that all custodial equipment and/or supplies are available and in good operating condition for each assigned facility; maintain inventory necessary for performing custodial maintenance tasks assigned to work crews; order supplies, equipment and materials.
Maintain records and reports on work injuries, personnel attendance, payroll time sheets and related matters.
Receive and handle complaints regarding custodial maintenance from issues/requests supervisors and other management staff; take remedial/corrective action as needed.
Respond to public inquiries in a courteous manner; provide information within the area of assignment; resolve complaints in an efficient and timely manner.
Participate in the selection of custodial maintenance staff; provide or coordinate staff training; work with employees to correct deficiencies; enforce discipline procedures.
Review and monitor payroll functions; provide input for performance evaluations of all assigned employees and recommend disciplinary action when necessary.

Participate, handle and oversee the disposal of hazardous material to include trash, medical sharp containers (needles), chemicals, knives, human waste and TSA contraband.
Participate and assist in the disposal of trash and hazardous waste throughout the facilities; operate trash compactors, two man fork lift and operate a motor vehicle.
SUPPLEMENTAL FUNCTIONS:Attend and participate in professional group meetings and trainings; stay abreast of new trends and innovations in the field of custodial maintenance to include recycling program and the green building initiative.
May act as security escort for various vendors throughout the airport facility.
Ensure adherence to safe work practices and procedures.
Perform related duties and responsibilities as required.
Minimum Education and Experience Requirements 

Education directly related to the minimum requirements below may be substituted for experience on a year for year basis.

High School diploma or GED; and

Six (6) years of custodial experience; and

To include one (1) year of lead or supervisory experience.

Specialized training in maintenance preferred.

ADDITIONAL REQUIREMENTS:  

Possession of a valid New Mexico Driver’s License or the ability to obtain by date of hire.
Possession of a City Operator’s Permit (COP) within 6 months from date of hire.

Must be able to successfully qualify for and maintain a Sunport Access Control Card as determined by the criteria set forth by the policies and guidelines of the Aviation Department and the Transportation Security Administration (TSA).
Successful completion of a security background check conducted by U.S. Customs & Border Protection, if applicable.

Oversee a custodial maintenance program in assigned city building

Working Conditions 

Environmental:
Varied city buildings environment; work closely with others; may operate a motor vehicle and travel from site to site; work with chemicals and machinery; exposure to cold, heat, and dust.

Physical:
Essential and supplemental functions may require maintaining physical condition necessary for walking or standing for prolonged periods of time; moderate or light lifting and carrying.
