Position Summary 

Maintain and monitor the operation of building automation systems (BAS) and other low voltage control sub-systems (i.e. lighting, utility metering and generator monitoring). Assist in the design, configuration, commissioning and implementation of building control systems to meet the intent of the project requirements. Assist in the commissioning and troubleshooting of building control systems. Diagnose, recommend and implement as needed repairs related to the building automation system, software and hardware including associated mechanical devices. Develop and implement BAS training for HVAC personnel as it relates to maintaining and repairing of HVAC systems and equipment. Perform various technical tasks relative to assigned area.

Supervision Received and Exercised 

Receive general supervision from the Facilities Operations Coordinator and higher level management.

Exercise direct  and/or general supervision over lower-level staff.

 

Essential and Supplemental Functions 

ESSENTIAL FUNCTIONS:  (Essential functions may include, but are not limited to the functions listed below)

Assists Contractors in the loading and commissioning of all system and network level controllers as required.
Assist in the validation of complete system functionality and troubleshoot problems with sub-contractors and other trades to ensure proper operation.
Diagnose and repair complex control systems malfunctions, requires knowledge of a variety of electronic or digital control systems.
Assist in the design and configuration of building control systems. Create flow diagrams, sequence of operations for BAS system.
Layout and install low voltage wiring related to HVAC system.
Read and interpret electrical schematics and mechanical blueprints.
Ensure adherence to safe work practices and procedures. Requires safety awareness while working on site with other sub-contractors.
Train and assist HVAC employees regarding control systems operations, proper maintenance work and safety methods, procedures and techniques; provide mentorship to assigned employees on complex building automation systems in support of certification requirements.
Perform a variety of duties related to the installation, maintenance, troubleshooting, repair and servicing of building controls and building management systems and energy management systems as assigned.
Operate and maintain digital system controls common to wide variety heating, ventilation, air conditioning (HVAC) systems, lighting and other applicable systems.
Maintain records and files on equipment repairs and inspection activities.
Conduct research as needed to improve and maintain technical proficiency regarding building automation control and HVAC systems.
SUPPLEMENTAL FUNCTIONS:

Attend and participate in professional group meetings; stay abreast of new trends and innovations in the field of heating, ventilation and air conditioning systems (HVAC).
May estimate time, materials and equipment required for job assigned; requisition materials as required.
Maintain and operate central plant and facility emergencies in accordance with established procedures.
Provide regular updates and reports of the BAS system.
Ability to procure and requisition materials.
Perform related duties and responsibilities as required.
Minimum Education and Experience Requirements 

Education and experience directly related to the minimum requirements below may be interchangeable on a year for year basis.

Associate’s degree from an accredited college or university or completion of a (2) year technical program in HVAC/Automation; and

Five (5) years electronic systems installation, maintenance and repair experience; and

To include one (1) year supervisory or lead experience.

Specialized training with complex electronic or digital control systems preferred.

ADDITIONAL REQUIREMENTS:  

Possession of a valid New Mexico Driver’s License (Class D), or the ability to obtain by date of hire.

Possession of a City Operator’s Permit (COP) within six (6) months from date of hire.

Possession of, or ability to obtain, a valid Construction Industries Division BO2 Boilers License for Low/High Pressure within six (6) months from date of hire.

 

Preferred Knowledge 

Programing and operating principles of Building Automation systems and associated components.
Operating principles of Variable Air Volume (VAV); Variable Mechanical Attributer (VMA); and Variable Frequency Drives (VFD)
Operating characteristics of Air Delivery Test and Balance procedures and requirements
Operations, services and activities of a general maintenance program
Operating principles of a wide range of heating, ventilation and air conditioning units
Methods and techniques of high and low pressure boiler maintenance and repair
Local and state codes related to boilers, air conditioning and electrical systems maintenance and repair
Operational characteristics of maintenance equipment and tools
Occupational hazards and standard safety practices
Preferred Skills and Ability

Operate a variety of specialty HVAC maintenance equipment and tools in a safe and effective manner
Overhaul or replace major HVAC operating components
Read and use precision measuring instruments and gauges and understand the functional nature of installed machinery and systems
Interpret, explain and enforce department policies and procedures
Work independently in the absence of supervision
Understand and follow oral and written instructions
Communicate clearly and concisely
Establish and maintain effective working relationships with those contacted in the course of work

Working Conditions 

Environmental:
Field environment; exposure to noise, grease, fumes and gases.

Physical:
Essential and supplemental functions may require maintaining physical condition necessary for standing and walking for prolonged periods; moderate to heavy lifting and carrying; and operation of motorized equipment and vehicles.
