What we offer

We are seeking a bold, innovative Operations Manager that has key responsibility of overseeing the day-to-day operations of the URW Airports concession program at John F Kennedy Airport (JFK) Terminal 8.  This role reports directly to the General Manager.

In this role, your main missions are:

  • Lease/contract administration, regulatory compliance, risk management, overseeing preventative health and life safety maintenance (including HVAC, kitchen hood equipment, plumbing, and electrical systems), store aesthetic, tenant construction, partnering and customer experience.
  • Manages, directs and plans the day-to-day operations of airport concessions retail, food & beverage and services tenants through Sublease administration and enforce the compliance of all regulatory requirements of the Port Authority of New York and New Jersey and TSA policies and protocols.
  • Ensure that Concession Program Standards are in accordance with the best industry practices and comparable to first-class specialty retail and food & beverage products and in compliance with the PANYNJ maximum standards regarding service, health, sanitation and safety. Maintains all State and Federal required reports and safety documentation for the operations of the terminal.
  • Conduct daily store inspections and monthly audits to evaluate tenant operational performance front and back of the house to monitor quality & service standards to ensure compliance.  Review deficiencies and administer corrective measures in accordance with URW Airports lease agreement and PANYNJ/TSA airport policies & standards.
  • Oversee concessionaires full Market Basket Street Pricing analysis submissions and review Street Pricing policy to be in compliance with the PANYNJ requirements.
  • Responsible for the budgeting, negotiations, renewals, supervision and expense control of third-party vendor contracts including janitorial, maintenance and loading dock operation.
  • Customer satisfaction focused and maintains a responsive open line of communication with tenants, including handling general complaints and operational considerations. Handles on the spot customer conflicts and electronically submitted correspondences.
  • Responsible for adhering to and growing all Zero Waste initiatives and the reporting of on-site waste management and recycling program.

What we are looking for

You. . .

  • B.A. or B.S. degree or equivalent experience
  • 3-7 years of prior facilities management with multi- unit Food & Beverage or Merchandise operations experience, preferably in an airport
  • Excellent communication skills – verbal and written
  • Strong knowledge of operations including the day-to-day operation of maintenance, service, quality equipment and janitorial functions
  • Excellent interpersonal skills and ability to manage tenant, contractor, customer, and staff relationships
  • Ability to initiate and lead safety and risk management meetings
  • Ability to work a rotating schedule during operating hours of the airport.
  • Ability to read and interpret blue-prints and lease plans
  • Must be able to inspect the property on a daily and monthly basis.
  • Must be able to respond within 2 hours to the property 7 days a week, 24 hours a day to handle emergencies
  • In-depth knowledge of kitchen operations maintenance and compliance
  • Computer proficiency with Excel, Word, Outlook and PowerPoint
  • Familiarity and experience with performance-based contracting, including preparation of the RFP and bid package, bid analysis and involvement in contract negotiations
  • OSHA, EPA, ServSafe and other regulatory training and experience are preferred
