DESCRIPTION OF DUTIES/ESSENTIAL FUNCTIONS
The Airline Affairs & Real Estate (AARE) Team is responsible for providing airport facilities for lease within the terminal complex and outside the terminals to airlines and other tenants for both aeronautical and non-aeronautical operations in order to generate revenue for future airport development. The Senior Airport Properties Representative (Airline Affairs Assistant Manager) will work collaboratively with the AARE team, and in particular, with the airline affairs managers, maintaining databases of airline allocated spaces and terminal mapping so as to ensure proper rates and charges billing calculations as well as tenant compliance with all required documents. The successful candidate in this role will also negotiate and prepare agreements for airlines or their service providers, along with showing potential lease space, badging new tenants and performing other activities or tasks as assigned for AARE transactions. This role will attend confidential meetings regarding proposed new air service to Houston and will assist the AA Manager in conducting airline start-up preparation meetings and working with multiple HAS divisions, as well as managing expectations of the airlines as to timing of site readiness. Excellent written and verbal communication skills are needed to work with airlines around the world. “Must be able to pass a criminal background check, obtain and maintain federally mandated security clearances where required”.
Essential job duties and responsibilities for the (Airline Affairs Assistant Manager) professional duties include but are not limited to:Executes airport property management programs to ensure maximum service and generation of revenue. Reviews and evaluates requests for retail concession space, including economic feasibility. Prepares reports and financial analysis for management review.
Drafts preliminary leases, permits and other agreements, coordinating with the Legal Department on the preparation of terms and conditions. Consults with tenants regarding contracts and agreements. Reviews drafts for form and content.
Supervises the maintenance of records related to leasehold details, permits, special agreements, insurance documents, credit documents, drawings and specifications, and change orders.
Maintains inventories of property transactions and current status of leases and permits.
Monitors tenants for lease compliance and airport merchandising/pricing practices and policies. Researches contract compliance issues as needed.
May train new employees on agreements, procedures, policies and practices.
The position is physically comfortable; the individual has discretion about walking, standing, etc. There are no major sources of discomfort, i.e., essentially normal office environment with acceptable lighting, temperature and air conditions. Requires the ability to make simple gross motor responses within large tolerances.
Requires a Bachelor’s degree in Business or Public Administration, Marketing, Retail Management or a closely related field.
Five years of experience in property management, mall management, commercial / industrial property leasing or financing activities involving mergers or acquisitions are required. A Master’s degree may be substituted for two years of the experience requirement.
Analytical Skills – ability to investigate a problem, research possible solutions and present to senior management, recommendations for solving the problem.
Aviation Industry Experience – knowledge of airline lease rights, types of airline agreements and accompanying rates and charges methodologies.
Work experience with an airline or airport related to real estate or operations role is highly preferred.
Mapping – helping to prepare maps and interpreting maps to aid in validating lease space used and available for lease by airlines within the terminal complex
